Vacant Property Inspections & Visual Inspections in Metro Detroit

Before buying a home or starting a renovation, it is important to conduct a proper building inspection. Over time, problems can arise in vacant properties that can be damaging and decrease the value of a home. According to the House Buyers Association, 7% of complaints are due to poor workmanship and defects. Avoid the mistakes of others and have your vacant property inspected.

Initial Inspections

Property Sentinels will perform Vacant Property Inspections, staring with an Initial Inspection at which time we will also secure the property, if requested. If the Initial Inspection identifies an imminent source of property damage or a health and safety hazard (e.g., flowing water, collapsed roof, gas leak), we can take immediate action to remediate the damage/hazard.

In some instances the Initial Inspection will take place on the same date as the Occupancy Inspection. During our Initial Inspection we will also perform a thorough visual inspection to establish the condition of the interior and exterior of the property. Upon completion a detailed report will be sent to the property owner.

NOTE: This “Initial Inspection”, and subsequent inspections will begin as soon as reasonably practical after the Occupancy Inspection but no more than five calendar days following the determination that the property is vacant and/or abandoned(post foreclosure), or 15 business days following the determination that the property is vacant and/or abandoned(pre-foreclosure), which is determined during the occupancy inspection.

  • Date of the initial vacant property inspection
  • Identity of the inspector
  • Date of last inspection
  • Status of if the house is locked and secured
  • Status of if the grass is mowed and/or shrubs trimmed
  • Status of any damage to the property
  • Status of any exterior broken glass
  • Status of any roof leaks or damage
  • Vacancy status
  • Status of and damaged doors or windows
  • Winterization status
